GENERAL POLICIES FOR FURNISHED RENTALS 1. The rental month begins after 12:00 noon on the FIRST day of the month and ends at 10:00 AM on the LAST day of the month unless otherwise stipulated in the lease agreement. Any early arrivals or late departures will be charged a per diem rate if the property is available and prior arrangements are made. 2. All homes are professionally cleaned prior to your arrival. Please let us know if any problems are discovered when you move in. 3. Please thoroughly complete the move-in inspection form which will be provided with your keys. This must be returned to us within 3 days of your move-in. This is important so that there are no conflicts as to the condition of the property when you leave. 4. You are on vacation! With all the arrangements and packing you must do when you leave, please let us coordinate the cleaning! This ensures that there are no disagreements as to what was cleaned and what was not. The only thing you are required to do is to launder the linens (sheets, bath & kitchen towels). A minimum fee of $150.00 will be charged as a cleaning fee. Please note, however, if unusual housekeeping conditions warrant a greater cleaning fee or linens were not laundered you will be so advised and charged accordingly. This charge will be deducted from your security deposit. 5. We regret that we cannot meet you at the property upon your arrival or your departure. We would like to offer this perfect gesture of hospitality but it is impossible to be in many places at once. We are only a phone call away for any questions you may have, so please call on us if there is any way we can make your stay more enjoyable! 6. The first months' rent is due one month in advance of your lease commencement as indicated in your lease. Subsequent months' rental payments must be received by our office on the first day of each month. No partial payments will be accepted. You will not receive a billing invoice for rent due. 7. The key to your home will be available at our office when you arrive. Our normal business hours are 9 AM to 5 PM, Monday through Friday. If you will be arriving outside business hours, please send a written note to confirm the date and approximate time you expect to arrive. 8. Most leases for furnished properties will include utilities or have a monthly cap on utility use. However, if utilities are paid by the tenant, they will be charged as stated in your lease and are due upon demand. The last month's utility bills will be an estimated deduction from your security deposit, until we receive the bills. Long distance phone calls should be charged to your personal credit card. Unauthorized long distance calls will be charged to you, in addition to a $25.00 processing fee for each month they occur. 9. Security deposits will be accounted for within 14 business days of your move-out. Reasonable estimates of charges may appear on the accounting until all bills are received. Upon receipt of all bills, a final accounting of your security deposit will be provided to you with documentation. 10. Unless otherwise designated, our properties are NON-SMOKING. If there is evidence of smoking in the home, the home will be cleaned by a special smoke removal service. The cost will be charged to you. It is expensive. 11. When you leave, please leave the keys and garage door opener(s) in the home. 12. Fort Lowell Realty and Property Management, Inc. will not be liable for any personal items that are lost or damaged.
CANCELLATION POLICY: When you have signed the lease, you are responsible for its entire performance. If you cancel for any reason, you are still obligated to its terms. You may request that we re-rent the property which we will do on a "best efforts basis". A $300 cancellation fee and the per diem rent until the property is re-rented. When the property is re-rented, you will be reimbursed the per diem rent due as well as any balance due from your security deposit.
